MA NAIOP: Reading Havoc and Evaluating Risk in Tenant’s Financial Statement, Friday, Nov. 20, 2020

The module will offer the attendee analytical tools to provide a risk assessment and have an understanding of a commercial tenant’s financial statement in order to be strategic in lease negotiations.. Topics include a case study with GAAP, IFRS, FASB 13, Income Statement v. Cash Flow Statement v. Balance Sheet. Identify off and on-balance sheet items and the impact of new accounting regs that can affect a tenant’s lease decision. Looking at the impact of the financial statement on lenders decision to financing TI and grant lease approvals. Analytical metric ratios will be included in the discussion that assist in the risk assessment.
